The house is the building. The room is the product
FreeRoom Rental Riches · Free guide
Twelve things nobody tells you before you rent out your first room.
Thinking about renting out a room, or turning a house into furnished rooms? Read this first. Twelve short chapters, one insider fact and one action each, from an operator who runs real co-living homes in the Atlanta area. Free, by email, PDF and ePub.
What’s inside
Twelve chapters. Four minutes each.
Every chapter ends with one thing to do. If you only do the actions, you will be ahead of most people who rent out a room.
The number to know first is one room, furnished, thirty days, in your market
Pick the tenant before you pick the property
The covenant nobody reads until the furniture arrives
Your homeowner's policy wasn't written for this
Startup cost is six categories, and furniture is the one you'll underestimate
Price the room on value, not on what a bedroom “should” cost
Budget so profit is guaranteed before the first rent check
Design for your tenant's day, not your taste
The turnover is where the margin goes
The month-two slump nobody warns you about
Decide what ends a stay early before anyone moves in

Who wrote it
An operator, not a guru.
I’m Della Henry. Alex and I run furnished co-living homes in the Atlanta area, rented by the room on thirty-day-plus terms. Real houses, real residents, real turnover days.
This guide is what I would hand a friend who told me they were about to rent out a room. It is short because the decision is short: furnish the right room for the right person, or don’t furnish one yet.
What it is not
It is not a decorating guide. It is the method for deciding whether a house, a room, and a tenant belong together before you spend anything.
It does not promise income. Every figure in it is labeled as our own Atlanta-area number or as an illustration, and none of it is a forecast of what you will earn.
It is not the whole book. It is the twelve things that keep people from furnishing the wrong house for the wrong tenant, which is where most of the money in this business is lost.

Read it before you furnish a room.
PDF and ePub, delivered by email in about a minute. The metro and rooms fields are optional; they let me send you the version of the follow-up notes that fits where you are.
Where it goes next
The free Co-living Viability Calculator
Chapter two says the number to know first is one room, furnished, thirty days, in your market. This takes that number, your costs, and an honest occupancy, and tells you whether the house clears.

How to turn the home you already have into a cash-generating co-living business. The whole operating system, PDF and ePub.
Educational content only, not legal, tax, financial, or insurance advice. Dollar figures in the guide are our own Atlanta-area operating numbers or illustrations, not a promise of what you will earn. Landlord and tenant rules vary by state, county, city, and HOA; have a local attorney review your agreements before you use them.
