Operators first. Everything on this site runs on our own units before it reaches yours.

We run co-living properties and a rental fleet across the Southeast. The calculators, the courses, and the management service are the same systems we use every week, written down so another operator can pick them up.

You can run this yourself with our course. If you would rather not, we can do it for you.

Straight answers before you apply.

What do I keep when BNHG manages my asset?

Title and mortgage, insurance policy and carrier choice, capital decisions, including refinance and sale, and final say on any major repair. BNHG runs the day-to-day. Ownership never moves.

Where does BNHG manage assets?

Georgia, Florida, South Carolina, North Carolina, Alabama, and Tennessee. Applications from outside those six states are not accepted right now.

What happens after I apply?

Six steps: apply, call, asset review, agreement, onboarding checklist, then live. Nothing is signed until the call, and the agreement is in writing before anything changes hands.

How are management fees structured?

A percentage of gross, a one-time onboarding fee, and a minimum term. The exact numbers are covered on the call, once we have seen the asset.

Do I have to hire BNHG to use the training?

No. Most of the resources are free with an email address, the courses stand on their own, and management is only for owners who would rather hand it off.
